The Dorsett Shoals corridor runs toward the river, and the lots reflect it — half an acre is common, over an acre isn't unusual, and a lot of properties have long road frontage plus a wooded rear boundary. That's a very different job from a subdivision lot. There's more turf, more edge line, more trim work around trees and fence lines, and typically real elevation change between the road and the house.
Slope is the piece most homeowners underestimate when they get quotes. Mowing a graded hillside safely takes different equipment and more time than mowing flat ground, and it's a legitimate factor in pricing. We'd rather walk the property, look at the grade honestly, and give you a number that holds than quote low and start looking for reasons to add charges later.
Tree lines, leaf load, and storm debris
Wooded rear boundaries are the best feature of these lots and the biggest maintenance variable. They mean shade transitions across the yard, so the turf changes character between the open front and the tree line. They mean a serious leaf load every fall. And they mean that when Douglas County gets a real storm, you're picking up limbs.
Weekly clients on this route get priority for storm cleanup, because we're already scheduled to be out here. Routine limb pickup and blowdown is part of the weekly visit. A genuine post-storm mess — the kind where the whole yard is covered — gets quoted separately, but it gets handled fast, and by the same people who are already on your property every week.
Consistency on a rural-feeling road
Homes out this way often go through a string of lawn guys: somebody starts strong, the drive time eats their margin, and by August they're showing up every other week or not at all. That's the failure mode our whole model is designed to avoid. We hold a fixed service day, we don't sell biweekly, and we run 10-month agreements so the schedule and the billing are both predictable.

For over an acre we don't show an online range — James comes out and looks at it in person. Too much depends on grade and access.
Do you handle the slope on the front hill?
Yes, with the right equipment. Steep grade is a pricing factor, and we'll be straight with you about it up front.
What about the fall leaf load from the tree line?
Routine blowing is part of weekly service. A full fall cleanup is quoted separately because of the volume out here.
